Why fences lean, sag and break

Most wood fences in Kansas City fail at the posts. The post rots right at the ground line, where it stays wet, and once it loosens the whole section starts to lean. Our spring storms and straight-line winds push hard on a solid privacy fence, so a weak post becomes a fallen section after one bad night. Gates sag because their weight pulls on the hinge post every time they swing. Pickets split and warp from years of sun, and rails pull loose as nails rust.

What affects the price of a fence repair

Photos of the damaged section and a wide shot of the fence line let us give you a close price before we come out.

  • Number of posts. Posts are the biggest part of most fence repairs.
  • Access. Tight side yards, landscaping and slopes add time.
  • Materials. Cedar, pressure-treated pine and specialty pickets cost differently.
  • Matching. Repairing a few pickets on an older fence may mean staining new wood to blend.
  • Gates. Rehanging and squaring a gate is its own job.

How we repair fences

We pull or cut out the failed post, set a new one in concrete at the right depth, and reattach the rails so the section is straight and plumb. Damaged pickets and rails are replaced to match the existing style. For gates we reinforce the hinge post, square the frame, and adjust the hinges and latch so the gate swings freely and closes on its own. When we're done, we walk the line with you and point out any other posts that are close to failing, so you can decide whether to fix them now or later.

Repair or replace the whole fence?

If most of the posts are solid, repairing the bad sections is the better value, even on an older fence. We'll recommend replacement when posts are failing up and down the line, or when the fence is so weathered that new boards would stand out and old ones keep breaking. Before new posts go in, check your plat or survey if you're unsure where the property line is. For anything near the line, a quick conversation with your neighbor goes a long way.

Repairs that match the existing fence usually don't need approval, but check your HOA rules if you're changing height, style or color.

Can you stain the fence after repairs?

Yes. Staining the repaired section, or the whole fence, helps the new wood blend and protects it from sun and water.
