Why doors stop working right

Doors fail slowly. A hinge screw strips out, the door drops a sixteenth of an inch, and suddenly it rubs the frame and the latch misses the strike. In Kansas City, humid summers swell wood doors and dry winters shrink them, so a door that closed fine in January can stick in July. Settling foundations on our clay soil pull frames out of square. Exterior doors take the most abuse: sun, rain and wind wear out weatherstripping and the door sweep, and you feel it as a draft.

What affects the price of a door repair

Most door repairs are done in one visit. Send a photo of the door and the problem and we'll quote it by text.

  • The cause. Tightening hinges is quick. Re-squaring a frame or planing a door takes longer.
  • Hardware. New knobs, deadbolts, strikes or hinges add parts cost.
  • Exterior versus interior. Exterior doors involve weatherstripping, sweeps and thresholds.
  • Finish work. A planed edge needs sealing or paint so it doesn't soak up moisture.
  • How many doors. Fixing several on one visit is the best value.

How we fix it

We find the cause before we touch the door. Usually that means checking the hinges first: long screws through the jamb into the framing often pull a sagging door back into place without removing anything. Then we adjust or move the strike plate so the latch catches cleanly. If the door still rubs, we plane only what's needed and seal the raw edge. On exterior doors we replace worn weatherstripping and the door sweep and adjust the threshold, which is often the cheapest way to cut a winter draft.

Repair or replace?

If the door slab is solid and the frame is sound, repair is almost always the better value. We'll recommend replacing it when the door is split, warped, delaminating, or rotted at the bottom, or when the frame itself is rotted. When that's the case, we'll quote a replacement too so you can compare, and our door installation team can handle it.

Should I repair or replace my door?

If the slab and frame are solid, repair is almost always cheaper. If the door is split, warped or rotted at the bottom, we'll quote a replacement too so you can compare.

Can you install a new deadbolt?

Yes. We install knobs, levers, deadbolts and smart locks you've bought, or we can pick them up for you.

Do you fix storm doors?

Yes: closers, latches, sweeps and full storm door replacement.

Why does my door only stick in summer?

Humidity swells the wood. A small adjustment at the hinges or a light planing, sealed afterward, usually fixes it for good.

Can you rekey or change all my locks?

We install new knobs, levers, deadbolts and smart locks. For rekeying existing locks to one key, a locksmith is the right call.

Can you fix a drafty front door?

Yes. New weatherstripping, a door sweep and a threshold adjustment fix most drafts and are a good add-on before winter.
