Why exterior paint fails
Kansas City is hard on exterior paint. Summer sun breaks down the finish on south and west walls first, freeze-thaw cycles open up joints, and spring storms drive water into any gap. Once water gets behind the paint, it peels and the wood underneath starts to rot. The trim around windows and doors, the fascia under gutters, and the bottom edges of siding go first.
- Peeling, cracking or chalky paint
- Soft or rotted wood on trim, sills or fascia
- Failed caulk around windows and doors
- Fading on sun-facing walls
- Bare wood showing anywhere
What affects the price of exterior painting
We look at the house in person for exterior work, since prep is most of the cost and photos don't always show it.
- How much is being painted: trim and doors only, or siding too
- Wood rot repairs needed before painting
- Scraping and prep for peeling paint
- Height, access and landscaping
- Number of colors
How we paint exteriors
We repair before we paint. Soft wood is cut out and replaced, and we show you photos of anything we find and add it to the estimate before we fix it. Then we wash, scrape loose paint, sand edges smooth, prime bare wood, and caulk gaps. We paint with exterior-grade products made for our climate and protect plants, walkways and windows as we go. When it's done, we walk the house with you.
When to schedule
Exterior painting runs from about April through October, on dry days with temperatures in the range the paint is rated for. Spring and early summer book up fast, so getting an estimate in late winter or early spring gives you the best choice of dates.
